Ways to Speed up Your Sale

  1. Price it right. Set a price toward the lower end of your property's realistic price range.
     
  2. Get your house market ready for at least two weeks before you begin showing it. Consider staging rooms, having a pre-inspection and purchasing a home warranty.
     
  3. Be flexible about showings. It is often disruptive to have a house ready to show on the spur of the moment, but the more often someone can see your home the sooner you'll find a buyer.
     
  4. Be ready for the offers. Contemplate what real price and terms you will accept.
     
  5. Don't decline to lower price. If your home has been on the market for more than 30 days without an offer, be prepared to adjust your asking price.
     

Selling price is probably the most important ingredient in determining the length of time is takes to sell a home. It isn’t always possible to sell at the highest price, but finding the right price will create a reasonable time-line required to gain an understanding of the local housing market. Setting the selling price too high can actually cost money if the property languishes on the market for a long period of time.

Appropriate, competitive pricing and promoting the key selling points of a home will pave the way for a prompt sale.
Clean up clutter. Throw out or file stacks of newspapers and magazines. Pack away most of your small decorative items. Store out-of-season clothing to make closets seem roomier. Clear out the garage.
